Orbit speculatively build new 110,000 sq ft distribution centre

Commercial property developer, Orbit Developments, have commenced construction of a brand-new distribution scheme at Academy Business Park in Knowsley, which will be constructed in two phases and total 220,000 sq ft of premium industrial space when complete.

The speculatively-built distribution centre will have an initial first phase of 110,000 sq ft which will consist of 100,000 sq ft warehouse space and 10,000 sq ft of ground and first floor office accommodation.

This first phase of development that is now under construction will provide new build accommodation adjacent to Liverpool Football Club Training Academy and within close proximity to other national operators such as Amazon, QVC and Matalan.

The easily accessible location close to M57 and M62 motorways, makes the area very attractive to distribution businesses looking for a strategic north west base close to the key shipping destination Liverpool Superport and also Liverpool and Manchester airports.

Orbit Developments Divisional Director for Merseyside, Dennis Dwyer commented:

“We have had a very encouraging year with regard to our industrial and warehousing portfolio with just under half a million sq.ft let at our scheme M58 Distribution Centre in Skelmersdale and some significant trade counter lettings at Aintree Racecourse Retail and Business park.

“This confidence in the market and a lack of quality new build accommodation has provided the impetus to press on with this first phase of development at Academy Business Park, Knowsley to satisfy demand within the North West”

The joint agents for the scheme are CBRE and B8 Real Estate.
